Passive Fire Protection

The works with Castles and Coasts Housing Association (CCHA) comprised of passive fire protection works to their portfolio of residential housing stock across Cumbria. This included the installation of composite and timber flat entrance fire doors, fire stopping and passive fire compartmentation.

Each scheme required different solutions in both resident properties and communal areas.

Horbury Property Services Ltd undertook the following works:

  • Fire door repairs and remedial works
  • Fire door and door-set installations – timber and composite
  • Fire stopping, sealing and compartmentalisation
  • Pre-works surveying activities
  • Pianting

Horbury Property Services Ltd had to work closely with the local housing officers to gain access to resident properties to complete the installation of new fire doors without causing issues or privacy breaches. Other predicted issues were working in confined spaces such as loft areas and basements which presented several health and safety challenges. However, these were very effectively overcome with advanced planning.

Local asbestos registers were utilised to ensure all trade staff were working safely and avoided any existing asbestos containing material areas. All staff were asbestos awareness trained. All firestopping penetrations were recorded on our bespoke fire compartmentation software for issue to the client for use in their future fire risk assessments.
