“Property owners and landlords invest heavily every year in commercial property maintenance. Many of the services are outsourced to commercial property maintenance companies that offer a range of facilities management (FM) services. This means a company can save significantly on its financial outlay, whilst reducing risks and remaining compliant. Commercial property maintenance can involve a full range of services from security to boiler servicing to ground maintenance and fire safety services, plus everything in-between.
Normally these services are divided into two types: hard FM and soft FM. Hard FM involves any maintenance aspect of a property’s fabric. These services are governed by law and safeguard employees and customers for example, lighting, air conditioning, water services, cladding and render repairs, fire door inspection, fabric repairs and passive fire safety.
Soft FM services are the more aesthetic or everyday type of property services. This includes, for example, waste recycling, cleaning, security and estate maintenance.
Horbury Property Services offers a range of property maintenance services to help local authorities and commercial building owners to meet regulatory requirements, as well as meeting the aesthetic needs of its occupants. Many building owners and local authorities are recognising the benefit of outsourcing their hard and soft FM requirements and recognising how this can be more cost effective. When a maintenance programme is planned, it can save a great deal on reactive repairs, as discussed in our previous blog.
Let’s take a look at why property maintenance services should be outsourced:
Time saving
Time is one of the most valuable resources and using an external company like Horbury Property Services can reduce the amount of time that staff spend on different aspects of maintenance. It can be much more effective to bring in a specialist provider, rather than tying up valuable internal resource, especially if resources are already stretched.
Reduces risks
For many hard FM services, such as passive fire protection, it is a specialist job and training and qualifications are required. If untrained personnel carry out these services then there is a risk that it would not be compliant. Using a certified external contractor reduces these risks and provides added peace of mind.
Efficiency
Using an external contractor for hard and soft FM can increase efficiency throughout the operations. This enables the building owner or landlord to focus on their core business, without worrying about FM services.
Flexibility
Using an external maintenance contractor means that they develop a bespoke system that meets the needs of the company and industry.
At Horbury Property Services we provide planned and responsive maintenance services to many sectors, both private and public. With a full range of maintenance and refurbishment services, which includes joinery, cladding, fire safety and flooring solutions.
We are approved maintenance and fire safety contractors on a number of framework agreements, including healthcare and social housing procurement. On many of these framework agreements, the focus is on planned preventative maintenance programmes that deliver good value for money.
We also work with a number of landlords and commercial property owners to deliver planned maintenance programmes to enable their building to be compliant and provide that essential peace of mind.
