“Property owners and landlords invest heavily every year in commercial property maintenance.  Many of the services are outsourced to commercial property maintenance companies that offer a range of facilities management (FM) services.  This means a company can save significantly on its financial outlay, whilst reducing risks and remaining compliant.  Commercial property maintenance can involve a full range of services from security to boiler servicing to ground maintenance and fire safety services, plus everything in-between. 

Normally these services are divided into two types: hard FM and soft FM.   Hard FM involves any maintenance aspect of a property’s fabric.  These services are governed by law and safeguard employees and customers for example, lighting, air conditioning, water services, cladding and render repairs, fire door inspection, fabric repairs and passive fire safety.

Soft FM services are the more aesthetic or everyday type of property services.  This includes, for example, waste recycling, cleaning, security and estate maintenance.
